W opracowaniu scharakteryzowano polski rynek nieruchomości, zasady obrotu nieruchomościami, ceny nieruchomości oraz pośrednictwo w obrocie nieruchomościami (nadawanie uprawnień i licencji zawodowych pośrednikom, umowy, agencje).

Real estate - being a subject of interest for the State Treasury, commune and natural persons - has become in the new economic reality of Poland an important market object subjected to civil-legal turnover. Reactivated after 1989, the free market of real estate means that the environment where transactions are carried out is characterised by bilateral competitiveness. Nowadays the Polish market of real estate is perceived as highly imperfect. Apart from objective reasons resulting from the very essence of the real estate, one should mention other characteristics typical of the former times and resulting from the lack of constitutional guarantee for the private ownership of the real estate. One of the most significant obstacles to the development of the Polish market of real estate is the fact that regulations as regards legal status of the real estate were neglected for a long time. Real estate without register, without ownership rights or properly demarcated boundaries cannot participate in the turnover. The most significant peculiarities of this market include: a large spatial differentiation of prices, irrational behaviour of the contracting parties more frequent than in other countries, a longer period of time necessary to balance demand and supply, poor accessibility of information on the real estate and transaction prices as well as a considerable dependence of the value of the real estate on its destination.
