Abstrakty

Zasadniczo na świecie można wyróżnić dwa systemy sekurytyzacji kredytów hipotecznych: (1) system banków hipotecznych z instrumentem w postaci hipotecznych i publicznych (komunalnych) listów zastawnych, który rozwinął się w krajach europejskich oraz (2) system "mortgage backed securities" (MBS - obligacje hipoteczne), który jest charakterystyczny dla krajów anglosaskich. Celem niniejszego opracowania jest przedstawienie zasad funkcjonowania oraz uwarunkowań rozwoju obu powyższych systemów. (fragment tekstu)

Generally, there are two mortgage-backed-security systems, namely: 1. a system of mortgage banks with mortgage and public bonds, which has developed in European countries; 2. a mortgage-backed-securities system (MBS - mortgage bonds) which is typical of Anglo-Saxon countries. The main objective of this paper is to present the functioning principles and development conditions of the two systems. As the bonds systems in Europe are very complex and there exists a great variety of mortgage backed securities, for the purpose of this study German bonds has been assumed the point of reference (German bonds have the biggest share in the European bonds' market: 76 procent with the emission volume of 1056,3 bln EUR), hereinafter called the bonds; and American pass-through securities (the biggest and most liquid sector of mortgage backed securities in the USA), hereinafter called MBS.
