W pierwszej części opracowania przedstawiono podstawy prawne i zasady funkcjonowania banków hipotecznych i emisji listów zastawnych. Następnie omówiono podstawowe czynności banku hipotecznego. W ostatniej części opisano banki hipoteczne i emisję listów zastawnych w Polsce.

In this article, the author presents a special type of bank: the mortgage bank. She analyses the legal basis and operating principles of mortgage banks and the emission of mortgage bonds. The author consciously refers to the distant, 19th century roots of the tradition, especially given that the rich experience in this area places Poland among the most active promoters and practitioners of long-term credit. The author provides a definition of the mortgage bank and presents a comprehensive list of mortgage bank activities. She describes mortgage bonds and public liens, addressing in particular the idea, functions, and mechanisms of how mortgage bonds function as refinancing instruments in mortgage bank credit operations. Furthermore, the author provides a presentation of Polish mortgage banks. The author addresses the future of mortgage banking and the degree of use of mortgage bonds as a modern instrument of stimulating the real estate market in Poland. (original abstract)
