Przedstawiono leasing nieruchomości jako alternatywną metodę pozyskiwania środków trwałych niezbędnych przedsiębiorcy do prowadzenia i rozwoju działalności gospodarczej. Omówiono regulacje prawne oraz zaprezentowano rynek leasingu nieruchomości w Europie i w Polsce.

Leasing can be situated as a service on capital market, where the investments of enterprises are financed. It developed as an alternative method of acquiring fixed assets, which are essential for businessmen in running and developing a business, in comparison to the traditional methods, which consist in buying them for one's own. In the well-developed countries leasing has been commonly used since almost a half of century. Since many years the interest of leasing has increased in the countries of East and Middle Europe including Poland. Leasing of real estate is one of the basic parts of the leasing market, which in Europe has almost the history of twenty years and make now about 17% of all the leasing contracts. Since 1997 leasing of the real estate also appeared on the Polish market, mainly of trade and logistic centres, hipermarkets, offices and factories. In 2001 the real estate's market made 16% of general leasing market, what is a nearing level to the European average. The German company - LHI Leasing Poland - is the main author of the real estate's market development and it still decidedly dominate on this market. Larger and larger number of companies, which are engaged in real estate's leasing, and the leasing regulation in Polish civil and tax law will probably insure its further development.
