Abstrakty

Rynek nieruchomości w Polsce ciągle jeszcze znajduje się w fazie rozwoju. Czynnikiem utrudniającym ten rozwój jest przede wszystkim brak kapitału. System finansowania, od którego w dużej mierze zależy rozwój rynku nieruchomości, nie oferuje jeszcze instrumentów mogących przyczynić się do poprawy sytuacji. Szansą rozwoju rynku może być pojawienie się dużych zasobów wolnego i prywatnego kapitału. Obecnie inwestorzy nie są skłonni do lokowania swoich oszczędności w operacje krótkoterminowe, mające wysoką rentowność, ale również i wysokie ryzyko. Oczekują bezpieczeństwa i stabilnej stopy zwrotu. Oczekiwania te spełniłyby fundusze nieruchomości, które byłyby dostępne dla szerokiej warstwy społeczeństwa, a jednocześnie stworzyły nowe możliwości rozwoju rynku nieruchomości. The real estate market in Poland is still in its development phase. One of the crucial barriers to development is the lack of capital. The real estate financing system does not provide instruments that can improve its influence. There is a need to create possibilities for gathering free sources of private as well as institutional capital. Nowadays investors are seeking for safety and a stable income. The real estate funds as a form of indirect real estate investment are the perfect way to fulfill investors' expectations. In the article the Author presents types of real estate funds, conditions of the development of this sector in Poland and presents the perspectives of Real Estate Investment Trusts as a new investment instrument that is possible to introduce on the Polish market.
