Artykuł przedstawia analizę sektora deweloperskiego opartą na założeniu, że deweloper jest w stanie wykorzystać lokalny monopol i różnicować ceny poprzez asymetrię informacji. Pozwala mu to sprzedawać mieszkania o podobnych cechach po innej cenie, przez co maksymalizuje zyski. Jednak gdy deweloper przeceni popyt lub wzrośnie konkurencja, jego koszty wzrosną a możliwość różnicowania ceny zmaleje. Konsekwencją tego zjawiska jest bardziej elastyczna ex post krzywa podaży dewelopera. W rezultacie sektor deweloperski ma tendencje do nadprodukcji, co pogłębia cykliczność rynku mieszkaniowego. This issue of this article is an analysis of the flat building sector, based on the assumption that the developer enterprise is able to take advantage of its local monopoly and differentiate prices by information asymmetry. This allows him to sell apartments of similar characteristics at a different price, what maximizes its profits. However, when the developer overestimates demand, or the competition increase, the costs will growth and the possibility of price differentiation decrease. For the developer, this phenomenon's consequence is ex-post more flexible its supply curve. As a result, the development sector tends to overproduction what deepens the cyclical nature of the housing market. (original abstract)
