W świecie liczącym ponad 7 miliardów ludzi sprostanie zapotrzebowaniu na mieszkania jest trudne. Jednocześnie rośnie świadomość społeczeństw na temat szkód dla środowiska naturalnego i zdrowia człowieka, które wynikają z realizacji coraz większej ilości obiektów budowlanych. Chodzi tu nie tylko o zużycie wody, energii czy materiałów, ale również o ich standardy jakościowe oraz liczbę odpadów budowlanych. W związku z tym coraz bardziej popularne, zwłaszcza za granicą, staje się zielone budownictwo. W Polsce koncepcja ta dopiero się rozwija, w szczególności w sektorze nieruchomości komercyjnych. W sektorze nieruchomości mieszkaniowych, zwłaszcza wielorodzinnych, jest ona mniej popularna, chociaż sytuacja ta będzie musiała ulec zmianie. Zgodnie z dyrektywą Parlamentu Europejskiego i Rady 2010/31/UE z 19 maja 2010 roku w sprawie charakterystyki energetycznej budynków po 2020 roku wszystkie nowe budynki będą musiały spełniać zaostrzone wymogi dotyczące charakterystyki energetycznej. W związku z powyższym celem artykułu jest próba zaprezentowania aktywności polskich deweloperów w zakresie zielonego budownictwa na rynku mieszkaniowym, ich planów w tym zakresie oraz dobrych praktyk zagranicznych. In the world with over 7 billion of people it's difficult to cope with the housing needs. At the same time, awareness of societies of negative consequences for natural environment and human health causing by growing activity of construction sector is rising. It's not only a matter of consumption of water, energy or materials, but also matter of construction quality and an amount of construction waste. Thus, the green buildings, especially abroad, become more popular. In Poland, idea of green building is expanding, especially in commercial sector. In case of residential buildings, particularly multi-unit buildings, this idea is less popular. However this situation should be changed. According to the Directive 2010/31/UE of the European Parliament and of the Council of 19 May 2010 on the energy performance of buildings, after year 2020 all new buildings will have to fulfill restricted requirements about energy efficiency. The aim of this article is an attempt to present an activity of polish developers in the field of green residential property market, their plans in this matter and good practices realized abroad.
