Valuation of Realization of Six Year Post-War Rebuilding Plan for Warsaw Basing on Hedonic Regression

W artykule rozważono hipotetyczną sytuację pełnej realizacji 6-letniego planu odbudowy Warszawy po II wojnie światowej (1949-1955) z punktu widzenia dzisiejszego inwestora i mieszkańca. Celem niniejszego artykułu jest określenie cen nieruchomości w dzisiejszej Warszawie przy założeniu pełnej realizacji wspomnianego planu w przeszłości z wykorzystaniem metod regresji hedonicznej. Wspomniana wycena poprzedzona zostanie propozycją autorskiego cenowego modelu hedonicznego, mającego na celu identyfikację klastrów (stanowiących zgrupowanie nieruchomości o podobnym typie, lokalizacji oraz społeczno- -ekonomicznym charakterze mieszkańców) na warszawskim rynku nieruchomości w obecnej sytuacji oraz przy założeniu realizacji planu odbudowy stolicy.(abstrakt oryginalny)
The article bases on hypothetical assumption, that six year post-war rebuilding plan for Warsaw (1949-1955) was fully carried out and focuses on the perspective of today's investor and owner. This article presents a model basing on hedonic regression pricing realization of mentioned post-war rebuilding plan in the past. This analysis will be preceded by hedonic housing price model using hierarchical clustering techniques to identify property submarkets (defined by a combination of property types, locations and socioeconomic characteristics of inhabitants) in today's Warsaw as well as in hypothetic Warsaw after full implementation of rebuilding plan.(original abstract)
