Abstrakty

W pracy przedstawiono istotę i zakres działalności agenta escrow. Scharakteryzowano przebieg typowej transakcji kupna-sprzedaży nieruchomości z udziałem tego agenta oraz zasady obowiązujące przy realizacji procesu escrow wraz z typowymi kosztami postepowanie na przykładzie wybranej firmy. Ponadto pokazano podstawowe efekty funkcjonowanie tego podmiotu na rynku nieruchomości a także zwrócono uwagę na najczęściej występujące problemy związane z udziałem agenta escrow w terminowym zakończeniu transakcji. The activity of real estate market in the U.S. is noteworthy in all segments but the structure of ownership in housing market within last 20 years has changed most significantly. Thus, housing market, due to its activity has been the field of investigation presented in the paper. Agent ESCROW has been one of the institutions in this market, operating successfully since the 1980s. Every year, ca. 6 million people who invest in the American housing market, use ESCROW services. The paper presents the characteristics of Agent ESCROW service and their scope. Case study of the selected company was used to present the process of typical sale transaction of a real estate with participation of an agent, the procedures and rules of escrow process as well as its costs. The paper points also the results of functioning of agent ESCROW institution in housing market and typical problems arising from agent escrow's participation in transaction that refer to scheduled completion of a transaction.
