Abstrakty

Przejawy procesu instytucjonalizacji na rynku nieruchomości odzwierciedlają zmiany kulturowe w społeczeństwie oraz rozwój gospodarczy, rynek ten jest zarówno narzędziem zmian jak i ich katalizatorem. Przekształcenia instytucjonalne, obserwowane w gospodarkach krajów zachodnich, dotyczące rynku nieruchomości wynikają m.in. z ogromnego wzrostu ilości i rodzajów podmiotów oferujących pośrednie inwestycje w nieruchomości. Jednym z modeli organizacyjno-prawnych, który funkcjonuje z powodzeniem w Stanach Zjednoczonych jest Real Estate Investment Trust (REIT). W niektórych krajach Europy Zachodniej wdrożono w życie podobne rozwiązania, w kolejnych dokonuje się tego obecnie. Trwają intensywne prace zmierzające do wypracowania wspólnego modelu REIT w Unii Europejskiej. Celem artykułu jest wskazanie przyczyn rozwoju REIT w Europie w kontekście przemian instytucjonalnych o charakterze gospodarczym i kulturowym.(abstrakt oryginalny)

Institutional changes of the real estate market mirror cultural changes of the society and economic development, this market is an instrument and catalyst of the changes. Institutional transformation of real estate market seen in western economics is very often the result of enormous increase in number and kind of the entities offering indirect investment on the real estate market. In US there is a very popular form - Real Estate Investment Trust, in some European countries it exists already and in some the introduction of REIT is seen now. There is also intensive work aimed at establishment of Pan-European REIT model. The aim of the paper is an indication of some reasons for REIT development in EU in cultural and economic institutional context.(original abstract)
