The article presents results of the estimation of coefficients of location attractiveness of 19 districts in the city of Poznań. The authors used an econometric model which comprised virtually all important price- creating factors - (a) quantitative: area, floor, autonomous trend of prices and (b) qualitative: location, technical standard, type of building, additional equipment. Variants of qualitative variables are represented by zero-one variables. The article explains why traditional methods (e.g. the mean ones) are erroneous. The presented results concern a linear model supplemented with the square autonomous trend in prices. This model - due to numerous marginal conditions - was estimated using Excel Solver as an adequate optimization task. The empirical results suggest that - as regards two-room flats - the most attractive districts in Poznań are: the Centre and Sołacz whereas the least attractive are Wilda and Strzeszyn.
