Abstrakty

W okresie kryzysu towarem poszukiwanym stają się te źródła kapitału, których pozyskanie staje się nie tylko łatwiejsze, ale i mniej kosztowne w porównaniu np. z tradycyjnym kredytem inwestycyjnym. Takim względnie nowym źródłem kapitału (mniej znanym w Polsce) jest leasing, w tym szczególnie leasing nieruchomości. Tak naprawdę dopiero w roku 2001 doprecyzowano podstawy prawne nowoczesnych form leasingu w Polsce. W artykule zaprezentowano te formy nowoczesnego leasingu, które są szczególnie interesujące w okresie kryzysu 2007-2017. Zalicza się do nich leasing tenencyjny, prawie w Polsce nieznany, oraz leasing zwrotny. W pierwszym przypadku ponad 42% młodzieży w Kanadzie korzysta z tej formy leasingu przy zakupie mieszkania przy pomocy budżetu państwa. Jest to forma substytuująca programy typu Rodzina na swoim, ale znacznie lepsza. W artykule przedstawiono również leasing norweski oraz lombardowy, a także, co nie bez znaczenia, leasing gruntów. Te formy leasingu są mniej popularne w Polsce, ale wobec faktu, iż firm leasingowych w Unii Europejskiej jest co najmniej 2,5 tys., a w Polsce dynamika ich wzrostu wynosi co najmniej 25-27%, to warto zaprezentować te formy leasingu, które nie tylko są nowe, ale i dobrze uzupełniają potrzeby kapitałowe przedsiębiorstw. Ponieważ oferta firm leasingowych jest w Polsce coraz lepsza i atrakcyjniejsza cenowo, to wiele przedsiębiorstw, zwłaszcza typu MSP, wykazuje większe zainteresowanie leasingiem, zwłaszcza wobec narastających wymogów banków-kredytodawców.(abstrakt oryginalny)

In the period of crisis, the goods in demand become those sources of capital whose acquisition becomes not only easier but also less costly compared with, for example, the traditional investment credit. Such a relatively new source of capital (less known in Poland) is leasing, and particularly real estate leasing. In fact, only in 2001 there were clarified the legal bases of modern forms of leasing in Poland. In his article, the author presented those forms of modern leasing which are particularly interesting in the period of crisis of 2007-2017. They include tenant leasing, almost unknown in Poland, and leaseback. In the fi rst case, more than 42% of youths in Canada use this form of leasing while buying fl at, with assistance of the state's budget. Th is is the form substituting programmes of the Family at home type but significantly better. In the article, the author also presented Norwegian leasing and pawn one as well as, what is important, leasing of land. These forms of leasing are less popular in Poland, but due to the fact that there are at least 2.5 thousand lease companies in the European Union, while in Poland the dynamics of their growth accounts for at least 25-27%, it is proper to present those forms of leasing which are not only new but also well supplement enterprises' capital needs. As the lease companies' off er in Poland is better and better and more and more attractive in terms of prices, many enterprises, particularly of the SME type, demonstrate greater interest in leasing, especially in the face of ever increasing requirements posed by banks/creditors.(original abstract)
