Purpose - The local housing market in Poznań is undergoing a dynamic growth, with recent years (2015-2019) seeing more activity from property developers as well as rising demand and prices. Given the above, this paper has the following objectives: (1) To present the local housing market situation in Poznań over 2015-2019; (2) To characterise the buyers of dwelling units in that market; and (3) To describe the housing buyers' preferences and to compare the buyers' expectations with what the property developers could offer them. Methods - The discussion below is based on surveys among housing trade show participants (sample n=268) who said they were actively seeking to buy a dwelling locally. We have also examined housing offered for sale by property developers. Findings - Based on our research, we were able to determine the structure of dwellings offered by property developers and the preferences of buyers in the Poznań primary housing market. We have compared the results of our studies and found that, given the rising prices, there is a large discrepancy between the buyers' stated preferences and their adjusted preferences once the real market prices are factored in, and that there are mismatches in the Poznań primary market between what the property developers offer and what the interested housing buyers would prefer to be offered. Research implications - This might have serious consequences for the market (for example, by cementing its suboptimal structure on the demand side and by hampering sales of some dwellings on the supply side, leading to worse return on investment).
Założenia metodologiczne i ograniczenia analityczne, przyjęte w poprzednich fazach (1980-1987) prezentowanego badania stopnia zaspokojenia potrzeb mieszkaniowych, były konsekwentnie utrzymywane aż do końcowego etapu (1988-1989) badań.
Polish cities have been at the stage of a dynamic suburban development for over a decade (which has led to the phenomenon of urban sprawl beyond any control). The population of big urban areas, together with their agglomerations is continuously increasing; however, migration tendencies towards suburban areas are strong as well. In such a situation, the question arises regarding the possibilities and the methods of suppressing the outflow of people to the neighboring communities, and once again, making the city an attractive place to live. The attempt to explain such an issue requires research into both the housing infrastructure and its inhabitants. Poznan has been severely affected by suburbanization. The diagnosis and assessment of Poznan housing resources and the preferences of its inhabitants are the starting point for taking further steps in making the housing conditions more attractive. The article shows the initial results of widespread research regarding housing in the capital city of the Wielkopolska Province (comprising over 2,500 households). A similar study for the entire agglomeration (Poznan County) is due to be completed soon. It will allow for a comparative analysis and formulating recommendations regarding the conditions and the direction of changes on the real estate market which would increase the attractiveness of central cities suffering from suburbanization. In a wider context, the publication might be seen as an analysis of one of the elements of modern urban changes, such as either market driven, or free and spontaneous processes of urban sprawl, and conscious actions taken by local governments (together with developers) regarding the integrated urban revitalization policy. Predicting the population size of a city is one of the key tasks preceding the creation of city development plans, seeing as how urban space management should be adequate to current and forecasted economic and social trends, including demographic ones. In many cities of the world, apart from capitals and metropolises, the phenomenon of depopulation and shrinking has been observed, which is due to a decrease in the fertility rate and a negative migration balance. Apart from the inhabitants registered in the city for permanent residence, there are also people living there temporary, including students. Some graduates will decide to stay in the city, thus increasing the population of the city's residents. The purpose of the study described in this article was to attempt to determine the extent to which new-coming students are able to alleviate the effects of the adverse phenomenon of city depopulation. The city chosen as the research area - Olsztyn - has been experiencing the loss of residents for 10 years and is also the largest university center in the province. Understanding settlement /migration plans required a broad survey. As a result, it was concluded that the impact of graduates on inhibiting depopulation is relatively small as most of them planned to move out to a larger urban center, and only every fifth one declared a willingness to live in Olsztyn. Retaining graduates would require the development of the labor market towards new, well-paid jobs. (original abstract)
W artykule zaproponowano zastosowanie wielowymiarowej analizy porównawczej do oceny rozwoju rynków mieszkaniowych miast wojewódzkich w kontekście zaspokojenia potrzeb mieszkaniowych ludności w latach 2007-2011.
The concept of real estate multi-product involves multi-functional development of an area, focused on the comfort of potential inhabitants, i.e. application of large areas where people may live, work, shop and spend their free time actively. This trend is observable at the Polish residential estate market, especially in large cities, including Wroclaw. The objective of the paper is to identify this type of investments at Wroclaw real estate market. The discussion is based on the analysis of specialist literature and case analysis. The selected examples reflect changing consumer expectations and aspirations concerning multifunctional nature of the offer they are provided with, i.e. their expectations and aspirations to obtain a welltailored real estate development multi-product.(original abstract)
One of the basic needs of a person is to have a place to live. Virtually everyone dreams of having their own place, to relax and feel safe. Such a space is an important place for people with disabilities, because it is often the only place that is tailored to their needs, where they feel safer than in any other spaces. Every citizen of the country has the right to housing, which is provided by numerous documents and regulations. The purpose of this article is to evaluate the impact of housing conditions on the quality of life of people with disabilities. The following thesis has been formulated in the work: the disabled aim to improve the quality of their lives by changing housing conditions. Literature sources have been reviewed to define basic concepts, the results of previous studies have been correlated. After accessing the database, the results of the research carried out in March 2015 by the foundation "Nie widzę problemu" literally meaning "I do not see the problem" with involvement of employees and students of the University of Wroclaw have been compiled. The analysis shows that respondents most often live together with their parents and spend a large part of their income on purchases related to household appliances. As much as 60% of respondents do not own a flat. Approximately 68% find the buildings they live in are not suited to their needs, however only 23% of them try to get social housing.
Badania nawiązują do szerokich analiz zrealizowanych w Spółce Celowej Uniwersytetu Ekonomicznego w Poznaniu, wspierających przygotowanie nowej Polityki mieszkaniowej Miasta Poznania (uchwalonej w końcu 2017r.).(abstrakt oryginalny)
Ponadto, w opracowaniu przedstawiono relację między stopniem nasilenia omawianych problemów w poszczególnych krajach a poziomem rozwoju gospodarczego tych krajów. (abstrakt oryginalny)
Omówiono sytuację na rynku nieruchomości mieszkaniowych. Przedstawiono ilościową i jakościową analizę substancji mieszkaniowej w Polsce w latach 2004-2007.
Purpose - Housing conditions vary widely across the European Union and the inequalities observed are mainly due to the gap between "new" (enlargement after 2004) and "long-standing" member states. The purpose of the study is to examine how the housing deprivation gap evolved between 2010 and 2020. The study also seeks to identify which of new member states are still lagging behind in terms of housing conditions, and which of them have already managed to close the gap. Research method - The analysis is based on Eurostat data. It was conducted using the TOPSIS method. Results - Results showed that among new enlargement states, there are countries that have almost completely overcome the housing deprivation gap over the past decade. These include Estonia, Czechia, Slovakia, Slovenia, which can be considered the leading countries in 2020, and to a lesser extent, Poland and Hungary. Nevertheless, the countries with the highest intensity of problems still are almost exclusively those from the 2004 enlargement (Romania, Bulgaria, Lithuania, Latvia). A current housing deprivation gap is therefore occurring within new member states (instead of between new and long-standing members). Originality / value / implications / recommendations - The study indicates that only a few countries that joined the EU in 2004 or later have managed to catch up with EU countries in terms of housing conditions. This points to the need to consider the cohesion policies implemented in EU and to support individual economies in creating living conditions in Europe. (original abstract)

Mimo wielu deklaracji politycznych składanych w różnych okresach rozwoju gospodarczego i krótkotrwałych przyspieszeń w budownictwie mieszkaniowym sytuacja w tej dziedzinie pozostaje nadal jednym z najważniejszych problemów społeczno-gospodarczych. Motivation: The COVID-19 pandemic catalysed an unprecedented global expansion of work-from-home (WFH) arrangements. While the prevalence of remote work has receded from its peak, it has stabilized since 2022 at levels well above those observed before the crisis. This shift indicates that WFH has evolved into a lasting feature of contemporary labour markets rather than a temporary disruption. Beyond transforming how work is organized, remote work influences daily routines, professional interactions, and social engagement. One domain where these effects are particularly salient is residential choice. By altering preferences regarding both housing attributes and location, WFH has the potential to reshape urban spatial patterns, reinforce suburbanization, and stimulate development in peripheral or rural areas. Aim: This paper aims to develop a multidisciplinary theoretical framework to examine how WFH shapes relocation processes. Building on neoclassical economics, relocation theories such as life-cycle and life-course approaches, and Stress-Threshold Model, it conceptualizes WFH as a distinct trigger of migration. The paper adopts a conceptual framework-building approach, synthesizing interdisciplinary theoretical perspectives through a systematic review of the literature. Results: The proposed framework emphasizes that WFH may significantly reshape stated residential preferences regarding both dwelling attributes and location, yet these shifts do not automatically translate into actual relocation. Whether preferences result in moves depends not only on individual dissatisfaction, as outlined in the Stress-Threshold Model, but also on market conditions and structural constraints. Relocation decisions therefore often reflect compromises rather than straightforward adjustments. The framework also suggests that short-distance mobility will remain central in hybrid work contexts, though broader spatial effects may emerge over time. These findings highlight avenues for future research, particularly qualitative studies on how preferences are negotiated across life-course stages and housing markets, and under what conditions WFH operates as a meaningful relocation trigger. Objectives: The problem of housing needs requires continuous monitoring as well as analysis and evaluation of its solutions. One such solution could be container housing, positive examples of which can be found abroad, e.g. in Sweden or Canada. For this to happen, an attempt should be made to assess whether this type of construction has a chance to appear in Poland and whether it can be an attractive segment from the point of view of the market and meeting the needs of buyers. Therefore, the objectives of the study were to assess: (1) whether container housing can become a segment seriously considered in the context of meeting housing needs in Poland; (2) the interest of potential buyers of housing in container housing; (3) the attractiveness of container housing.Research Design & Methods: To achieve the objectives, a survey was conducted in Q4 2023 among 67 real estate agents as entities that serve clients on a daily basis and know their needs and preferences.Implications / Recommendations: The obtained results indicate that it is currently difficult to say unequivocally whether container housing can become a segment seriously considered for meeting housing needs in Poland. On the one hand, the results show that there are serious doubts about this (small number of offers, low customer interest, little knowledge of the subject, customer fears), while on the other hand, container flats can be visually attractive to customers, are full-featured, and, most importantly, are definitely cheaper than those built with traditional technology. These could be the factors for the potential success of this market segment, perhaps even on such a scale that more mass production of this type of housing would become the so-called 'game changer' of the market.Contribution / Value Added: It is necessary to increase people's awareness, promote this type of construction (including showing positive examples from abroad), and reduce fears and doubts about living in container buildings.
