Abstrakty
Przeprowadzono analizę transakcji gruntami rolnymi w Polsce w latach 2003 i 2004. Przedstawiono strukturę rodzajową obrotu gruntami oraz strukturę przestrzenną transakcji gruntami zabudowanymi i zurbanizowanymi. Omówiono wielkość, wartość i cenę średniej transakcji wszystkimi gruntami.
Land constitutes the most important segment of the real estate market, with a decisive impact on the well-being and existence of the nation. The entirety of Poland's territory is owned by many entities amongst whom the exchange of real estate is constantly taking place. Only in the last two years, 0.83% of Poland's territory - in the form of 300,000 notarial transactions - has changed hands. Agricultural land accounted for most of the turnover. However, built-up and urbanised land, covering a relatively small surface area, yet attractively located and invested in, accounted for nearly 70% of the value of the land in these transactions. Forested and unused land made up a small (several percent) share of the total. Land that was invested in within municipal borders was small in terms of area, but made up a large share in terms of value. The price of agricultural is remarkably low at present (as is forested land and - understandably - unused land). Land transactions are carried out in every province; however, there is a greater concentration of turnover (2/3 of the total) in a few selected provinces. Here, prices are also highest. The results of the analyses carried out in this article, made possible thanks to new statistical initiatives, should be of interest not so much to estate agents and surveyors (these operate more on the micro scale) as to regional authorities, property market analysts, and planning authorities. These bodies especially, on the basis of the presented macroeconomic data, should have an effective impact on nascent plans for the spatial development of towns and regions.(original abstract)
